Home Loans -- The Hot New Product? The 30-year, Fixed-rate Mortgage
In recent years, the mortgage industry has introduced dozens of new types of loans. The needs of every borrower are different, so the mortgage companies have tried to come up with an answer for every problem. They’ve introduced 40-year mortgages, promoted 15-year mortgages, and introduced the wildest array of variable-rate mortgages imaginable. There are mortgages that have interest rates that adjust every few months, every few years, or just once. A recently popular product that thrives on the East and West coasts is the interest-only mortgage, which reduces payments by not requiring payment on the loan’s principal for the first few years of the loan. The prospective homebuyer could have as many as one hundred possible types of loans to choose from when searching for a mortgage. Amidst this huge array of loan types, one type is growing in popularity faster than all the rest, and it may surprise you. The fastest-growing type of mortgage in America right now is the traditional 30-year, fixed-rate loan. Last year, only about 35% of all borrowers took out a

DS: Your work has taken you all over the world, where has been your favourite place?

NW: Yes, I am very blessed that I get to travel. There are not many places I wouldn’t want to go back to, but I guess my favourites have been Kauai, one of the Hawaiian islands, and also Africa. I have been to both South Africa and Botswana to work, and now understand what people mean when they say Africa gets into your soul. I love it there.

DS: Who is the most inspirational person that you've worked with and why?

NW: Having been involved with Alternatives at St. James’s in London now for 14 years, I have been blessed to have been exposed to hundreds of inspirational people. Spiritually I would say one of my favourites has been Marianne Williamson. She is fearless, a spiritual warrior, and after reading her book A Return To Love I ventured into A Course in Miracles which is one of the best decisions I ever made.

Accused Of Being A 'Tree Hugger' If You Please!
Now then. There's a stigma, isn't there. You know, being 'green' and all that. Being an 'eco' 'warrior'. 'Saving' the 'Planet'. 'Over' 'using' 'apostrophes'. It's all got a bit of an image problem, don't you think?Personally, I don't have a beard, I don't wear floaty skirts and cheese cloth. I generally don't like a sandal (crocs don't count, they're comfy). I wash my hair regularly, I smell nice (mostly). I don't like listening to the hits of Bob Dylan played on the pan pipes, or burning incense. I'm not even a vegetarian and I don't really know what hemp is. And I have never been a hugger of trees (not sober anyway).I am a fairly ordinary, mid (to late!) 30's woman, almost average height, GSOH (does this sound like a lonely hearts ad?). Anyway, the point is..NORMAL PEOPLE CAN BE GREEN TOO!You don't have to put a wind turbine on your patio. Simple things, little changes, they all add up.We all know that we need to unplug our phone chargers, turn off our telly properly, recycle anything the council will let us. And we can stop
Nick Williams provided the last piece of inspiration I needed to launch Senn-Sational Limited. Reading his book 'The Work We Were Born To Do' gave me the courage and clarity to finally leave my very comfortable but deeply unsatisfying corporate job. And I have to say that my life has been an extraordinary adventure ever since.

    The Interview.

DS: What inspired you to leave your corporate job in search of a more fulfilling life?

NW: A combination of being desperately unhappy and feeling deep down that there had to be more to life. I was selling computers to Japanese banks in the City of London, and was well paid, but it had very little meaning for me. I had got to the point that I was pretty clear that I had not been put on this planet to sell computers, but was much less clear about what I was born for. Deep in my heart I felt I’d love to teach others, inspire people, be creative and somehow serve, but had no idea whether I was deluding myself or how on earth I would do it. I had no real plan, but somehow sensed that if I had the courage to keep following my heart, the plan would unfold and reveal itself.

DS: Did you experience any fear around making this decision or did it come very naturally to you?

NW: I was terrified. I think I had 5% inspiration, 5% self belief and 5% self confidence, and 85% fear, doubt and uncertainty. But that was enough to get me going, and I have just kept going ever since. Today I have understand that learning to recognise and dissolve my resistance is one of the great skills I have needed to develop as I build my dreams. But I have also learned that resistance is also a pointer, and that what I have resisted most is usually also the true direction of my life. I have found that the more I have gone out on a limb and been bold, I have found fruitfulness and rewards beyond my dreams.

DS: What exactly is the 'Work We Were Born to Do'?

NW: I think our desire to discover 'The Work We Were Born To Do' is our most natural and heartfelt wish. To experience the full development of our gifts and hidden talents, to take up our true place in life, to contribute to the welfare and success of others and for us to prosper on every level in the process. I believe it is a spiritual impulse to have our life be the full expression of who we are in essence. I believe that everyone has a positive destiny, a person to become and gifts they have come to share with the human family. But most of us aren’t bought up to believe that, let alone know how to discover it. I think we all have the plan for our life encoded within us, so I am passionate about helping as many people as possible discover, live and prosper in the work they were born for. I feel it is one of my missions in life.

DS: What is the piece of work that you've carried out that makes you most proud?

NW: I think probably overcoming all my resistance and managing to write my first book The Work We Were Born To Do. I could have easily talked myself out of it, but didn’t. Although the book has now been out for six years, I still feel truly blessed and honoured that something I wrote from my heart has positively impacted thousands of people and helped many people become happier, more inspired and more fulfilled. I am also deeply grateful for how rich my own life is now for having written it. I have been invited around the world to give talks and workshops and now have a family of people I know in different countries.

DS: Dreambuilders is a fascinating community that yourself and Barbara Winters established. Tell me a little more about it?

NW: I recognised that when many people find the work they were born for, it leads them away from employment towards creating and running their own inspired business. Yet for so many people this is a break in their conditioning that they should stay in a boring but safe job, and often they have no road map about how to build a business around their dreams. I met Barbara Winter in 2000 in London, and it was like two old friends starting an old conversation in this lifetime. She is one of the wisest and most experienced people I know when it comes to being heartfelt and entrepreneurial and her book Making A Living Without A Job, has sold over 150,000 copies and has inspired thousands people to start their own small businesses. We both believe that isolation is a dream killer and that we evolve at the rate of the tribe we are plugged into, so we created Dreambuilders Community to be the community that we wish we’d had when we were starting out.

    UK Loans
When talking about UK loans, there are some criteria set by the lenders which need to be fulfilled by individuals to get a loan. First and foremost, lenders want you to take out a loan that is within your ability to repay. Usually, they have varying formulas to make their calculations, but they can adjust their criteria depending on the amount of your deposit and the reliability of your income. For assessing the security of their loan, lenders carefully examine your application as well as your individual profile because both are important in assessing the risk factor attached with the loan. The amount you borrow and the term of the loan determine monthly repayments.Lenders consider how much your income can support in clearing up the loan payment. Most of the lenders work on a theory that your monthly housing expenses should be between 25% and 45% of your gross monthly income; only then can you give the monthly payment with ease. Generally leaders will take all your long-term debts into consideration. Long term debts are those which take at least one

    California Home Equity Loan Trends
The home equity loan trends in California are very reflective of the overall success of home equity as an industry in the United States. The market is becoming very ideal as more and more lenders are lowering their interest rates, and more and more people are availing of home equity loans. The home equity lending business in California is booming. In fact, in 2004, more than one million people (1,199,829 to be exact) availed of the loan. The trend is especially popular in the Orange County area, where more than 120,000 individuals took advantage of the low interest rates and liberal approval. California home equity lending companies lent a total of $129.8 billion during the year averaging a little over little over $108,000 per loan.Analysts expect this trend to continue, and if it does, the loan count will grow at about 6.8 percent annually, and total amount lent will grow by about 22 percent. Even the average loan size may increase by about 14 percent.Conservative analysts expect some bumps on the road, but they won't be enough to derail the

    Audio Streaming: Reflecting Societal Changes
The society we find ourselves in is filled with immediate connections. We can talk on a cell phone from virtually anywhere, we can instant message, text message and even send and receive images by phone. When websites are visited the end user may be less interested in learning all the fine points of a site than a computer user of even ten years ago.Because we are inundated with immediacy it is possible that audio streaming may be a perfect answer to how to keep visitors logged on longer. Many online businesses are supplying their visitors with an audio tour of the website. This tour blends visual response and audio presentation in a way that helps the visitor gain a clear picture of what they need to do to maximize their site visitation experience. As your site visitor moves along in the presentation they may be encouraged to sign up for further information, eBooks or an ecourse that may be beneficial to them. Mortgage Cycling: Advantages and Disadvantages
Mortgage cycling has recently been marketed as a unique way to pay off your mortgage early and build up equity at the same time. The basic premise behind mortgage recycling however, has actually been used before. The main idea is that you make additional payments to reduce the mortgage principal and therefore pay off the loan early. The mortgage principal is the amount you owe, interest payments are calculated according to the amount of this outstanding loan.Advantages1. By reducing the amount of your mortgage principal you will significantly reduce the amount of future interest. This is especially significant since if a mortgage was to last 40 years most of the payments in the early years are mainly interest, you do little to reduce the principal.2. To make it easier to meet the 6 monthly down payments mortgage cycling uses the technique of also taking out a home loan. This is just a standard load guaranteed against the value of your house. The interest rate should be low because it is secured against the value of your house. A caref

DS: You're already the best selling author of 5 books. What challenges lie ahead for you?

NW: I am amazed that after sixteen years of following my heart and inspiration, I am more inspired than ever. I am passionate about developing The Work We Were Born To Do to help more adults, young adults and teenagers. My dream is to have core elements of it taught in schools and universities. I want to continue to grow Dreambuilders Community so that the world has thousands more inspired people living their dreams, and that will make the world an even more wonderful place. And I am also excited about a new project, Dreambuilders University, in which we are creating lots of courses to help people with the knowledge and practical skills they need to discover their dreams and bring them to fruition.

DS: Do you think anyone can live an inspired life?

NW: Inspiration is the expression of the spirit within us and as every human being has a spirit, so I believe that everyone has the potential to live an inspired life. However, not everyone knows how to access and maintain that sense of inspiration. I am passionate about teaching that too, and wrote my latest book How to Be Inspired in order to help people learn how to get and stay inspired and learn how to move through their resistance. I think regular inspiration is crucial for our emotional and spiritual well being.the future?

SS: I’ve experienced many things in my life and many aspects of Myself, but the most important thing I’ve learnt is that evolution is interminable and the only thing to experience is a re creation and transformation of one’s self over and over and to experience that multidimensionality.

My next project is a screenplay for a multidimensional movie based on the life of Jelaladdin Rumi. I’m in the process of creating that with my creative partner, Gemini Adams. We’ve just set up a film company called Universal Unification Creations, specifically for consciousness expanding film projects. I was greatly inspired by the Wackowski Brothers who made the Matrix movies. I know we’ll be able to express those very same abilities not too far in the future.

DS: Do you think anyone can live an inspired life?

SS: I believe we all live inspired lives all the time, we are just not aware of it, that’s all. Without the existence of Consciousness and Grace, which is where inspiration comes from, we wouldn’t exist at all. So it’s just a question of the depth of the awareness, which can be awakened at any moment.

How conscious are we of the inspirational moments? How ready and committed are we to take action from the inspirations we receive? How far down the proverbial rabbit hole are we willing to go? What is it that we consciously choose to create in our moments in this realm? And how much are we willing to share our visions and inspirations and enrol others to join us and play with us?

Those are the only questions. The time has come for us to play some more unifying games now, some empowering games, some obviously win-win games, so that we can ALL have fun.
