    Equity and Reverse Mortgages
    The best thing about a reverse mortgage is that it allows a homeowner to convert the equity on their home into cash. This is helpful for any unexpected expenses that might come up, or just for a retiree to have a more active lifestyle. The reverse mortgage is much like a home equity loan in that the money can be paid to the homeowner in a large sum, monthly payments, or as a line of credit. Unlike a traditional second mortgage or a home equity loan, however, no repayment is required until the borrowers no longer use the home as a principal residence. It is still possible to qualify for a reverse mortgage in either case. An eligible property must be the principal place of residence, and a one- to four-unit dwelling with at least one unit occupied by the borrower. This includes condos and single-family houses. Those living in a mobile home can also qualify for the reverse mortgage. The property itself must meet minimum property standards, but the funds to repair anything can be drawn from the reverse mortgage.A reverse mortgage works differently than a home equity loan or a traditional second mortgage. With a home equity loan, there must be sufficient income to qualify for the loan, and the borrower is required to make monthly payments. On the other hand, a reverse mortgage pays the borrower, and is available regardless of income. There are no monthly payments because the home loan is not due as long as the borrower occupies the space. Like all home owners, there is still the requirement to pay real estate taxes ad other utilities. With a reverse mortgage, it is highly doubtful the borrower will be foreclosed or forced to vacate because of missing a mortgage payment.When looking around for a reverse mortgage, make sure to look for the low mortgage rate and consider the options between a reverse mortgage and a home equity loan.     III. ALAN KEYES:

    Alan Keyes is a Maryland resident and former U.S. ambassador to the United Nations Social and Economic Council under Ronald Reagan. He earned a Ph.D. in government affairs from Harvard in 1979 and is also the host the radio call-in show, "America's Wake-Up Call: The Alan Keyes Show." He launched his first bid for the Senate in 1988, But lost to incumbent Democrat Paul Sarbanes. In 1992 he ran again, this time losing to Democrat Barbara Mikulski. During this campaign Keyes ran up still un[paid campaign debts while he paid himself a salary of $100,000 out of campaign funds. He counters that the debt is that of his campaign and that he is personally not responsible for it.

    Though he has sought the GOP Presidential nomination twice before and is quite charismatic, Keyes is also enigmatic and in some circles considered an "extremist." Another issue of concern is whether or not Keyes can be a “loyal” Republican, as it was reported by the Washington Post in 1992 that Keyes called the party “racist”, adding "Beyond a certain level blacks need not apply...If I can work out in the fields, I think I ought to be allowed to come into the house for dinner."

    As a Presidential candidate Keyes often lamented the fact that many of the questions asked him were centered on race and he found such questioning disturbing. He believed the media did not portray him as an equally capable candidate, and emphasized his race more than his stands on the issues. Slate's Jacob Weisberg said that "the racial factor works mildly in Keyes' favor" because, if he were a white Republican, and thus less of a novelty, the press would portray him more directly as a fanatic. Ignoring Keyes is the kindest thing the press can do for him."

    Keyes is stringently anti-abortion, writing in 2002 "The violation on [sic] innocent human life is the same whether you commit terrorism or commit abortion." ("The Vocabulary of Terror: Anti-abortion politics since 9/11," April 10, 2002). Keyes added, ""What distinguishes the terrorist from the ordinary warrior, is that the terrorist will consciously target innocent human life. What is done in the course of an abortion? Someone consciously targets innocent human life."

    During the January 6, 2000 Republican Presidential debate he revealed that his stand on homosexuality is even more biting: "It's about time we all faced up to the truth. If we accept the radical homosexual agenda, be it in the military or in marriage or in other areas of our lives, we are utterly destroying the concept of family. We must oppose it in the military. We must oppose it in marriage. We must oppose it if the fundamental institution of our civilization is to survive. Those unwilling to face that fact and playing games with this issue are doing so irresponsibly at the price of America's moral foundations."     What is Statutory Foreclosure?
    The term "statutory foreclosure" (as hinted at by the alternate term, "non-judicial foreclosure"), refers to any foreclosure proceeding that is not conducted under the supervision of the court.The process is similar to a judicial foreclosure. When the borrower defaults on the loan, the lender issues a Notice Of Default (NOD). Failure to address the default gives the lender the right to sell the property in order to recover their funds. The sale, usually by public auction, is conducted by the lender or a trustee rather than by an officer of the court.A statutory foreclosure can occur when the mortgage contract stipulates that in the event of default, the lender has the power to sell the property to recover their funds. This is known as a "power of sale" clause. The foreclosure proceedings are then conducted according to the contract, without the need to bring an action before the court.To protect the rights of the borrower, each state has strict regulations as to the proper notices and opportunities to repair the default before sale of the property can go ahead. As with a judicial foreclosure, fees, legals, commissions etc are paid for out of the proceeds of the sale. The remaining money is then applied against the debt, and any balance at the end is handed over to the borrower.Because it does not involve court cases, statutory foreclosure is generally a relatively fast procedure. Costs can often be lower than a judicial foreclosure as well, since court costs and legals are avoided, thereby potentially leaving more equity for the borrower once the debt is repayed.

    Could the Nintendo Revolution and the PS3 launch the same time? It’s beginning to look more and more likely. Both Nintendo and Sony have been less than forthcoming with any real concrete information. Rumors have set release dates anywhere from March to sometime next year. However, the latest rumors have both consoles to launch around American Thanksgiving.Nintendo is planning on releasing their “revolutionary” new system this fall, near Thanksgiving to be precise. This release date is drawn from new quotes from Nintendo president Satoru Iwata who stated, "We can't disclose the Revolution's release period yet, but we have no plans to miss out on the year-end sales battle. As for North America, we need to release it by Thanksgiving, or otherwise we won't receive support from the retail industry. So the Revolution will be released prior to that period."In regards to the issue of when the Sony PS3 will launch, Forbes Magazine said: "Sony's last word on this remains spring 2006, but almost nobody believes it — at least not for the North American launch — because of a history of delays for previous products. Thanksgiving looks to be a better bet, at least to Evan Wilson, an analyst with Pacific Crest Securities."Could we see both the Nintendo Revolution and the PS3 this thanksgiving? What kind of marketing strategy would this be? Microsoft was fortunate to launch their Xbox 360 with absolutely no competition. The head-start allowed the 360 to gain ground on the competition; however because of massive shortages, only 600,000 consoles have been sold so far.If both the Nintendo Revolution and the PS3 launch this thanksgiving they will not have the same luxury. Instead, all 3 consoles will have to split the market share.By June of this year, Microsoft hope to sell 4.5 to 5 million Xbox 360’s worldwide. That means both Nintendo and Sony will have a lot of catching up to do. It would seem to delay the launch of either console to 2007 would be a marketing nightmare, no matter how impressive the Revolution controller is, or how powerful the PS3 might be. Peter Moore of Microsoft has recently said that they “will pull Halo 3 when the time is right,” which many believe will happen alongside the PS3 launch.It seems unlikely that both consoles will launch the same time. Perhaps the Revolution will see a mid to late September launch while the PS3 takes the November slot (or even later).It is this author’s opinion that both consoles will hit the shelves 2006.     The eloquent Keyes believes that America needs a return to its morally-based roots. Such viewpoints make him sound "preachy", but Keyes contends that the lack of moral fiber in this country is one of the causes of the problems affecting the inner cities. Keyes has a a strong following among conservative Christians, but not to the point where he has a realistic chance of ever being elected to anything. He says that abortion provides women "a choice to move against that life in her womb is a violation of the fundamental premise that makes America what it is...it's about our commitment to what defines us as a people and a free country. I think it's the most important issue of our time." Still, others have trouble with his opposition to the constitutional clause allowing for the separation of church and state.

    Keyes believes the 17th Amendment, which provides the direct election of United States Senators, rather than their election or appointment by a state legislature, unfairly diminishes the power of state legislatures. In 2004, Senator Zell Miller introduced S.J. Res. 35, that would repeal the 17th Amendment, believing it gave too much power to Washington's special interests and was an attack on federalism. Also supporting that idea was Libertarian Lew Rockwell.

    Keyes argues, “Senators were originally chosen, under our Constitution, by the state legislature--for the simple reason that the Senate was supposed to represent the state governments, not geographic entities, but the governments that are empowered to take care of the affairs of the states, as sovereign entities that, under our Constitution, retained the residual powers of government not delegated
