We also did direct mailing to our farm. Post cards and folded flyers were the main pieces that were sent out. This was expensive and the response rate was something like 3 or 4%. They were hand addressed so this also took quite a bit of time. I kept a 3 X 5 index card on each home in my farm to record any activity or contact with that homeowner.

Things have now changed dramatically. A farm area is still a good idea but the way to contact them and keep in touch with them is now easier and cheaper.
